› HOMEPLUS 2 U SDN BHD (“Rumah-i”) is a unique firm created to change the way people rent a property. We believe innovation and technology can help reduce the friction and inefficiencies in the property value chain in Malaysia.

WHAT IS RUMAH-I?

› Rumah-i is a platform designed for young professionals, millennials, and families to address the many challenges faced by tenants and landlords.

Rumah-i will assist tenant from providing digital tenancy agreement, move-in service, and handle various housework.

Rumah-i will take care landlord property for the whole rental circle from the makeover, AD listing, unit renting, and property management.

**All potential tenants will be screened and assessed using comprehensive data and information provided by RAM Credit Information (RAMCI). Tenants will also pay RM99 for the rental agreement and the standard stamping fees.

IS A DIGITAL TENANCY AGREEMENT LEGAL IN MALAYSIA?

› A digitally signed tenancy agreement legal with its duty stamped copy is admissible in court under Section 7 of the Electronic Commerce Act 2006 and Section 62(2) of the Digital Signature Act 1997.

IS MY PERSONAL DATA SAFE ON RUMAH-I?

› We are committed to protecting the security of your Personal Information. Rumah-i and the third-party service providers that provide hosting services for the Contact use a variety of security technologies and administrative procedures to help protect your Personal Information from unauthorized access, use or disclosure with security measures appropriate to the sensitivity of the information. WHY DO I NEED TO SUBMIT A COPY OF MY NRIC AND OTHER REQUIRED VERIFICATION DOCUMENTS?

› For us to better serve you, we will need your permission to run the necessary credit checks to verify your credibility. By doing so, we are helping every tenant to create a trustworthy community.

HOW DO I SIGN THE TENANCY AGREEMENT?

› The tenancy agreement is e-signed on the website.

IS A DIGITAL TENANCY AGREEMENT LEGAL IN MALAYSIA?

› All tenancy agreement follows a standard template with selected customizable variables. It’s fully compliant to Malaysian law on the e-tenancy agreement.

CAN I TERMINATE THE TENANCY AGREEMENT EARLY?

› The tenant under normal circumstances is required to fulfil the one (1) full year commitment of the tenancy agreement.

Landlord FAQs

How long does a makeover take?

› Our overall makeovers are completed within 30 working days. Day 1 begins when we acquire 3 items from you:- the keys of your property, the renovation permit from your property’s management and our 50% deposit.

What are the fees I need to pay to Rumah-i?

› As a landlord, you will pay a specific portion from the rental collection as a management fee to Rumah-i once the property has been rented. Landlords are required to sign a service agreement during the property handover. Other service charges (marketing fee, cleaning fee, and repairing fee) will be reimbursed from you accordingly.

Can I terminate the service agreement earlier?

› Under normal circumstances, you (landlord) are required to fulfil the two (2) full years commitment of the service agreement.

Will you help me find a tenant too?

› Yes! After the whole makeover, we would assign a personal manager to assist in finding a suitable tenant for you. We would also take professional photographs of your finished unit. There are no additional charges for this service. The property agent who manages to close a deal, however, would take their standard commission.

How do I sign the service agreement?

› You (landlord) and HOMEPLUS 2 U SDN BHD (service provider) will sign a digital contract which all the terms and conditions of managing your property on behalf as restated.

HOW DO I RECEIVE MY RENTAL INCOME?

› Management will credit the rental payment into your wallet not later than two working days once the tenant has paid the rent.

HOW DO I SIGN THE TENANCY AGREEMENT?

› Rumah-i has a digital tenancy agreement template prepared by our lawyer; you will sign digitally via Rumah-i.

**A digitally signed tenancy agreement is legal with its duty stamped copy are admissible in court under Section 7 of Electronic Commerce Act 2006 and Section 62(2) of Digital Signature Act 1997.
